UNDER CONSTRUCTION, Ready Somewhat by WEDS 2/16/22

Hi, This is Bruce. I have 3 lots on Lakeview Drive. My thinking currently is this: I am ready to build on 1 and sell 1 for speculative build and build on the 3rd at a later date.

Lot Location: Next door to 2501 Lakeview Dr. Guntersville, AL 35976

(between white house and blue house)

2nd Floor Patios: want a modern look, no wood, pex like material ok, modern metal railing

Lot Dimensions 46 x140 ft, long and narrow 5 ft min. setback sides and back, 15 ft setback front. See lot 24 on map below. East side abuts alley, setback unknown but suspect it is 5ft not 15ft.)

Present Lot Character: Some trees to remove, Shop will be torn down but would like to use slab for back patio area for house built in front of it. Slope of lot is about 6 to 8 ft in the 46 ft width and about 0 ft. in the 140 ft length.

Lot Dimensions 46 x140 ft, long and narrow 5 ft min. setback sides and back, 15 ft setback Lakeveiw front side AND west side fronting Thomas!!). With all setbacks 15+5 = 20 ft for setbacks, so 26 feet max width for building and patios or roof fascia!!!!
